Presentation Tips

When selling your home presentation can make a difference to whether or not you can achieve a sale, or can add value to your home. Here are some tips to help you ensure your property shines.

Temperature - 
When a buyer walks into your home, will they feel comfortable? A warm home on a cold day adds a feeling of comfort. A cool home on a hot day adds a feeling of freshness. If you don’t have air conditioning, ensure your home is well ventilated.

Smell – The wrong smell can mean the wrong property for many buyers. Open windows, potpourri or scented candles, even freshly made coffee or new flowers can enhance the smell of your home.

Pets - 
Some buyers are unfortunately not pet lovers. During inspections and home opens it is preferable that pets be kept out of the way, to make the buyer feel more comfortable when inspecting the home.

Street Appeal – When a buyer drives past your property, does it encourage them to want to view the home? Does it jump out at them and say “WOW?” no matter how old or how new, a tidy façade with neatly trimmed gardens can make a big difference.

Lighting - 
Natural sunlight can add space to a room. Ensure all blinds and curtains are opened, or alternatively all lights are switched on. Are there shrubs or trees blocking the sunlight from coming into your home? If so, trim them back to let the light shine through.

Clutter – A cluttered home can reduce its ultimate sale price. Rooms will appear larger with less furniture. Even bathrooms and kitchens look more spacious when the bench tops are clear.

Minor Repairs - 
Are there any minor repairs needed to your property that are visible? If so, don’t let buyers use these to bargain down your price, they are usually inexpensive and easily fixed yourself. Look for leaking taps, torn flyscreens, loose doorknobs, minor cracks to windows, squeaky hinges and traffic areas that might need a touch of paint.
